“Propertymark Data Reveals UK’s Most Affordable Rental Areas”

Date:

Recent data from Propertymark has revealed the most affordable rental areas in the UK, along with the income required to secure accommodation in each region.

By analyzing average letting prices and annual wages, Propertymark found that the North East is the most budget-friendly location for renters, with average monthly costs of around £865.

On the other hand, London stands out with the highest rental fees, averaging £2,389 per month. However, the capital has seen a 1.9% decrease in required earnings compared to the previous year, dropping from £73,050 to £71,670 in 2025.

Outside of London, the South East ranks as the most expensive rental area at £1,497 per month, necessitating an annual income of £44,910.

Megan Eighteen from Propertymark noted that rent increases have slowed down in many regions due to market saturation and declining interest rates. However, she emphasized that this trend may not lead to significantly more affordable rents in the long term.

Eighteen highlighted the diverse rental landscape across the UK, pointing out the undersupply of homes and the impact of additional costs on landlords, such as changes in mortgage interest relief and regulatory requirements, which have contributed to previous rent spikes.

Here are some of the most budget-friendly regions for renting a home in the UK:
